Plumbing and heating troubleshooting guide

21 problems we are called about most in Brooklyn, Queens, Staten Island and Manhattan: what usually causes each one, what is safe to check yourself, and how a plumber fixes it.

Boiler will not turn on, no heat

Usual causes
Tripped emergency switch or breaker, thermostat setting or dead batteries, failed ignitor or thermocouple, gas valve or control failure, or on steam boilers a low-water cutoff that has shut it down.
What you can check
Check the thermostat, the red emergency switch at the boiler room door and the breaker. On steam, check the water level in the sight glass. Do not keep pressing reset.
How we fix it
We diagnose ignition, controls, gas supply and water level and repair on the first visit in most cases.

Boiler keeps shutting off or locking out

Usual causes
Dirty flame sensor, failing ignitor, blocked venting, low gas pressure, or a boiler too large for the building short-cycling.
What you can check
Note any error code on the display. If you smell fumes or see soot, turn it off and leave it off.
How we fix it
We clean and test the burner and controls, check venting and gas pressure, and fix the actual cause.

Boiler repair

Boiler pressure keeps dropping or climbing

Usual causes
Dropping: a leak in the piping or relief valve discharge. Climbing: a waterlogged expansion tank or a fill valve that will not close.
What you can check
Look for water at the relief valve outlet and under the boiler. Write down the pressure when cold and when hot.
How we fix it
We pressure-test, locate the leak, and replace the expansion tank, relief valve or fill valve as needed.

Expansion tank replacement

Some radiators hot, others cold

Usual causes
Hot water systems: air in the loop, a stuck zone valve or failed circulator. Steam: failed radiator vents or main vents, or poor pipe pitch.
What you can check
On steam, make sure the radiator valve is fully open. Steam valves should be all the way open or closed, never halfway.
How we fix it
We bleed or balance the system, replace vents, zone valves or circulators, and correct pitch problems.

Boiler repair

Banging, knocking or hammering pipes

Usual causes
On steam, trapped condensate from poor pipe pitch, partly open radiator valves or failed traps. On water lines, a valve closing fast or loose pipe straps.
What you can check
On steam radiators, open the valve fully. Note when the banging happens: at start-up, or when a faucet closes.
How we fix it
We correct pitch, replace failed vents and traps, or add water hammer arrestors and secure loose pipe.

No hot water

Usual causes
Pilot out, failed thermocouple or gas valve, tripped high-limit, or a tank at the end of its life.
What you can check
Check that gas is on and the control knob is not on "off" or "vacation". Only relight a pilot if the instructions on the tank allow it and you smell no gas.
How we fix it
We repair the control or replace the tank. 40, 50 and 75 gallon tanks are on the truck.

Hot water tank replacement

Hot water runs out quickly

Usual causes
Sediment taking up tank volume, a failed dip tube, a thermostat set too low, or a tank too small for the household.
What you can check
Check the temperature setting. If the household has grown, the tank may simply be undersized.
How we fix it
We flush, repair or upgrade to a larger tank, usually 50 or 75 gallons.

Hot water tank replacement

Water leaking around the hot water tank

Usual causes
Relief valve discharge, a leaking supply connection, or a leak from the tank body, which cannot be repaired.
What you can check
Shut the cold water valve to the heater and turn the gas control to off. Keep the area dry and clear.
How we fix it
Connections and valves are repaired on the spot. A leaking tank body means same-day replacement.

Hot water tank replacement

Relief valve on the water heater is dripping

Usual causes
Most often a failed or missing expansion tank letting pressure build. Sometimes high street pressure or a worn valve.
What you can check
Do not cap or plug a relief valve. It is a safety device and must be able to open.
How we fix it
We test the expansion tank and incoming pressure, then replace the tank, the valve or a pressure-reducing valve.

Expansion tank replacement

Water temperature swings hot and cold

Usual causes
A failing mixing valve, a thermostat or aquastat problem, or sediment in the tank.
What you can check
Check if it happens at one fixture or all of them. One fixture points to that valve or cartridge.
How we fix it
We test the mixing valve and controls first, then flush or replace the tank if needed.

Hot water tank replacement

Sewage coming up a floor drain, tub or toilet

Usual causes
A blocked house trap or main drain, or a damaged sewer line between the building and the street.
What you can check
Stop all water use in the building, keep people away, and do not pour chemical cleaners in.
How we fix it
We clear the line, run a camera to find the cause, and repair it.
Related
Sewer backup and sewer line repair

Restaurant kitchen drain backing up

Usual causes
Grease building up in the kitchen lines or a grease interceptor past its rated capacity. Dishwasher and floor drains are often the first to back up.
What you can check
Stop running the dishwasher and pre-rinse sink. Do not pour hot water or chemicals down to flush it.
How we fix it
We clear and jet the lines, service the interceptor, and set a maintenance schedule so it does not repeat.

Restaurant plumbing maintenance

Slow or clogged sink, tub or shower drain

Usual causes
Hair, soap and grease in the trap or branch line, common in older cast-iron piping.
What you can check
A plunger or plastic drain snake often works. Avoid chemical cleaners on old pipes.
How we fix it
We cable or jet the line. Repeat clogs in one spot get a camera inspection.

Sewer smell in the house or apartment

Usual causes
A dried-out trap in a rarely used drain, a failed toilet wax ring, or a cracked vent pipe.
What you can check
Run water into unused floor drains and sinks for a minute. That refills the trap and often fixes it.
How we fix it
We trace the source and replace the seal, trap or vent.

Sewer backup and sewer line repair

Faucet or showerhead dripping

Usual causes
A worn washer, O-ring or cartridge inside the fixture. Normal wear after several years.
What you can check
Close the shutoff valves under the sink to stop it overnight. Note the faucet brand if you can see it.
How we fix it
We replace the cartridge or washer, or the faucet if its body is corroded.

Plumbing repair and maintenance

Toilet keeps running or refilling

Usual causes
A worn flapper, a fill valve that will not shut off, or a float set too high.
What you can check
Lift the tank lid and check whether the flapper is seated and the water stops below the overflow tube.
How we fix it
We replace the flapper, fill valve or flush valve, usually in under 30 minutes.

Tankless water heater goes cold or shows an error

Usual causes
Scale build-up, a clogged inlet filter, flow too low to keep the burner lit, an undersized gas line, or a venting or ignition fault.
What you can check
Note the error code on the display and whether it happens at every faucet or only one.
How we fix it
We read the code, descale, clean filters and fix the gas, venting or ignition fault.

Tankless water heaters

Mini split not cooling, not heating, or dripping water

Usual causes
Dirty filters, a clogged condensate line, iced coils, low refrigerant from a leak, or an outdoor unit blocked by debris or snow.
What you can check
Clean the indoor filters and clear leaves or snow from around the outdoor unit. Do not open refrigerant fittings.
How we fix it
We clear the condensate line, check refrigerant and electrical, and repair the fault.
Related
Ductless mini split installation

Low water pressure

Usual causes
Clogged aerators or cartridges at one fixture, or building-wide: old galvanized pipe, a partly closed main valve or a failing pressure-reducing valve.
What you can check
Clean the faucet aerator. Check whether the problem is one fixture or the whole home.
How we fix it
We find whether it is a fixture or the supply and repair or replace that component.

Plumbing repair and maintenance

Frozen or burst pipe

Usual causes
An exposed or poorly insulated pipe in an outside wall, crawl space or unheated room.
What you can check
Shut off the main water valve right away if a pipe has burst. Never thaw a pipe with an open flame.
How we fix it
We locate and replace the damaged section and insulate or reroute it.

Water stain or drip on the ceiling

Usual causes
A slow leak from a supply line, drain, toilet seal or shower pan in the unit above.
What you can check
Put a bucket under it and, if you can, find out what was running above when it started.
How we fix it
We trace the leak to its source rather than just patching the ceiling.
